The Process

How Buying Works in Scotland

01

Get a Mortgage in Principle

Before viewing, speak to a mortgage adviser to understand your budget and get a Decision in Principle.

02

Find Your Property

Browse Rightmove, Zoopla and ESPC. We'll alert you to suitable properties and arrange viewings.

03

Home Report

Every property for sale in Scotland must have a Home Report — survey, energy report and property questionnaire.

04

Note of Interest & Offer

Note interest through your solicitor, then make a formal written offer. Most sales go to a closing date.

05

Missives

Solicitors exchange letters (missives) to agree the full terms. Binding contracts form once missives are concluded.

06

LBTT

Land and Buildings Transaction Tax replaces Stamp Duty in Scotland. First-time buyers receive relief on the first £175,000.

07

Settlement & Entry

On the agreed entry date, your solicitor transfers the purchase price and you receive the keys.

08

After Moving In

We stay in touch after completion. For letting advice, tradespeople or local contacts, Sean is only a call away.
