Gas Leak
Urgent- 1. Open windows and doors immediately
- 2. Do not use electrical switches or naked flames
- 3. Leave the property
- 4. Call the National Gas Emergency Service: 0800 111 999 (free, 24/7)
- 5. Do not re-enter until declared safe
water_damage
Flooding / Burst Pipe
Urgent- 1. Turn off the water at the main stopcock (usually under the kitchen sink)
- 2. Turn off electricity at the fuse box if water is near electrics
- 3. Call Sean: 0131 510 0215
- 4. Move valuable items away from the water if safe to do so

Power Cut
- 1. Check your fuse box — a tripped breaker may be the cause
- 2. Check if neighbours are also affected
- 3. Report to Scottish Power: 0800 092 9290
- 4. For a power cut affecting your whole area, call Scottish Power Networks: 0800 092 9290
thermostat
Boiler / No Heating
- 1. Check the boiler pressure (should be 1–1.5 bar)
- 2. Check the thermostat is set correctly
- 3. Call Sean: 0131 510 0215 and we'll arrange an engineer
- 4. If out of hours and the property is very cold (especially with vulnerable tenants), call 0131 510 0215

Break-In / Security
Urgent- 1. If a break-in is in progress or you feel unsafe — call 999 immediately
- 2. Report the incident to Police Scotland: 101 (non-emergency)
- 3. Do not disturb the scene before police attend
- 4. Call Sean as soon as it is safe to do so
roofing
Roof Leak / Structural
- 1. Place containers to catch water and protect furnishings
- 2. Photograph the damage if safe to do so
- 3. Contact Sean on the next working day or call 0131 510 0215 for urgent situations
- 4. Do not attempt to access the roof yourself
