  1. 1. Open windows and doors immediately
  2. 2. Do not use electrical switches or naked flames
  3. 3. Leave the property
  4. 4. Call the National Gas Emergency Service: 0800 111 999 (free, 24/7)
  5. 5. Do not re-enter until declared safe

Flooding / Burst Pipe

Urgent
  1. 1. Turn off the water at the main stopcock (usually under the kitchen sink)
  2. 2. Turn off electricity at the fuse box if water is near electrics
  3. 3. Call Sean: 0131 510 0215
  4. 4. Move valuable items away from the water if safe to do so

  1. 1. Check your fuse box — a tripped breaker may be the cause
  2. 2. Check if neighbours are also affected

Boiler / No Heating

  1. 1. Check the boiler pressure (should be 1–1.5 bar)
  2. 2. Check the thermostat is set correctly
  3. 3. Call Sean: 0131 510 0215 and we'll arrange an engineer
  4. 4. If out of hours and the property is very cold (especially with vulnerable tenants), call 0131 510 0215

  1. 1. If a break-in is in progress or you feel unsafe — call 999 immediately
  2. 2. Report the incident to Police Scotland: 101 (non-emergency)
  3. 3. Do not disturb the scene before police attend
  4. 4. Call Sean as soon as it is safe to do so

Roof Leak / Structural

  1. 1. Place containers to catch water and protect furnishings
  2. 2. Photograph the damage if safe to do so
  3. 3. Contact Sean on the next working day or call 0131 510 0215 for urgent situations
  4. 4. Do not attempt to access the roof yourself
