The Home Report
In Scotland, sellers are legally required to commission a Home Report before marketing their property. It consists of three documents: a Single Survey (structural condition), an Energy Performance Certificate, and a Property Questionnaire.
The Home Report is provided to prospective buyers on request. The cost is typically £300–£700 depending on the size and value of your property. We can recommend trusted surveyors in Edinburgh and will advise you on timing.
Single Survey
An independent assessment of the property's condition, carried out by a RICS-accredited surveyor. Condition categories 1–3 rate structural elements.
Energy Performance Certificate
Rates the property's energy efficiency from A–G. Required by law and included in every Home Report.
Property Questionnaire
Completed by the seller, covering council tax, factoring charges, alterations, and other information buyers need to know.
