What to Expect
as a Tenant
Scotland has some of the strongest tenant protections in the UK. Since December 2017, most private tenancies have been Private Residential Tenancies (PRTs) — open-ended contracts with no fixed end date, giving tenants greater security.
We aim to make the renting process as straightforward and transparent as possible — from your first enquiry through to moving in and beyond.
Register Your Interest
Contact us with your requirements — number of bedrooms, preferred area, budget and preferred move-in date.
Viewings
We'll arrange viewings around your schedule, 7 days a week.
Application & References
Submit a rental application. We'll carry out referencing (credit check, employer and previous landlord references).
Tenancy Agreement
Once references are approved, you'll sign a Private Residential Tenancy Agreement and pay your deposit.
Move In
Collect your keys and settle into your new home. Your deposit is protected in a government-approved scheme.
Typical Upfront Costs
First Month's Rent
Payable before or on move-in day.
Security Deposit
Capped at 2 months' rent in Scotland. Held in a government-approved scheme (SafeDeposits Scotland or equivalent).
Referencing
We do not charge tenants administration or referencing fees in Scotland.

Security of Tenure
Private Residential Tenancies are open-ended. Your landlord cannot end your tenancy without a valid legal ground.
Rent Increases
Landlords must give 3 months' notice of any rent increase and you have the right to challenge unreasonable rises at a Rent Officer.
Repair Rights
Your landlord is legally obligated to keep the property in a reasonable state of repair, including structure, heating and hot water.
